The original consent for this 14 storey office building was secured by Fosters. YardNine’s involvement commenced in 2018 with a review of that consent and a review of, in particular, amenity provision and occupier facing front of house space.

The single most critical amendment to the scheme has subsequently been the comprehensive repositioning of the asset via the re-design of the lower floors and the buildings amenity offering.

80 Fenchurch Street was conceived as a refreshing alternative to the more traditional towers in the City. A unique arrival experience has been designed to serve a range of floorplates from 5,000 to 20,000 sq ft NIA, which benefit from six landscaped roof terraces.

Occupier amenity is at the heart of the design and specification. From the light filled floors to a multi-functional ground floor experience with integrated café’s, restaurant and health facilities, EightyFen will be a new benchmark for this party of the City.

Completed in September 2020, the building achieved BREEAM excellent and Wired Score platinum ratings, ensuring it is equally appealing to both the City and tech markets. It also benefits from great transport connections, positioned near both Liverpool Street station and the incoming Elizabeth Line.

The project was delivered in partnership with New College Oxford and Partners Group to create a world class asset.
