200,000 sq ft
UBS Triton Property Fund
A comprehensive refurbishment of this iconic building originally designed by Sir Denys Lasdun. The redesign of the internal accommodation and the addition of 35,000 sqft positioned the asset favourably in the leasing market and it was subsequently let in its entirety shortly after completion in 2007 to law firm Addleshaw Goddard.
The £35 million refurbishment of this island site building focused on ensuring the building was fit for modern occupation. This involved replacing multiple entrances with an impressive seven storey reception off Chiswell Street; linking previously separated floors with walkways over the new atrium; upgrading the central core; and relocating plant to low value areas. As part of these works 35,000 sqft of new lettable accommodation was added.
The grade A accommodation over ground and 7 upper floors provides workspace of between 12,000 sqft to 26,000 sqft per floor arranged around the central core and impressive new atrium. The letting to Addleshaw Goddard earned the ‘Deal of the Year’ in 2008 from Property Week.
