1 St James’s Square is a landmark West End office investment occupying a prominent 0.54-acre freehold site on one of London’s most prestigious garden squares. The Foster+Partners designed scheme will transform the building into over 120,000 sq ft of prime office space. The development will retain the existing frame, preserving embodied carbon, while replacing the façade, adding new storeys and creating extensive roof terraces. The project is due for completion in Q1 2031.

1 St James’s Square is a unique asset in the central London office market.  The address, garden square position and asset fundamentals provide the basis to create a very special building for a single of multiple occupiers.  Working alongside KKCG Real Estate UK, YardNine will deliver a wholescale redevelopment and repositioning of the asset.

Planning consent is in place for a Foster+Partners designed scheme to redevelop the site and deliver the highest quality building for the future.  The innovative design will retain much of the existing building frame and foundations to minimise embodied carbon.

An all-new façade, new amenity offering and extensive landscaped roof terraces will contribute to a market leading development.  Detailed design is underway and works on site are due to commence in Spring 2028 once the current occupier vacates.  Completion is targeted in Q1 2031.
