BauMont Real Estate Capital and YardNine have agreed the pre-let of 12,000 sq ft at Edenica, the 90,000 sq ft Grade A office development at 100 Fetter Lane in the City of London, to specialist litigation firm Boies Schiller Flexner LLP.
This represents the first pre-lease ahead of the building’s completion in Q4 2024.
Boies Schiller Flexner LLP will occupy floors ten to twelve in the development, benefitting from a highly sustainable and agile working environment as well panoramic views across London and access to the development’s large roof terraces and newly created public gardens.
Edenica is a market leading, 100% electric and highly sustainable workplace development. The building benefits from natural ventilation, extensive roof terraces and a new public garden. The unique scheme design by Fletcher Priest Architects and Waterman Group is the first project in the UK to adopt ‘material passporting’ and a dedicated approach to whole building life cycle analysis. The development is currently tracking Net Zero performance levels and will be following the UKGBC verification recommendation for recording and monitoring building performance using NABERS to verify the operational performance. In addition, the building has achieved WiredScore Platinum and is targeting BREEAM Outstanding post completion.
Occupiers will benefit from easy access to the Elizabeth Line, Thameslink and London Underground transport links via Farringdon, City Thameslink and Chancery Lane stations, as well as close proximity to open public spaces and the unique character of the Chancery Lane Conservation Area. The river is less than 10 minutes away and a host of cultural, leisure and educational amenities are close by.
Maxwell Shand, Director of YardNine, said: “This pre-lease to Boies Schiller Flexner LLP is an exciting milestone in the delivery of Edenica and we look forward to working with BSF to create a very special workplace for its growing business in London. Edenica has been designed to incorporate best-in-class sustainability credentials and smart technology in order to create a workplace that meets the needs of occupiers both now and in the future. Following this, we are in active discussions with other occupiers for the remaining 75,000 sq ft.”
