Our sustainability strategy
To achieve truly sustainable development there are a range of different areas that require addressing to ensure its successful realisation. These objectives provide a policy framework to help us develop a scheme from the feasibility stage to a fully operational building with a focus on where the most benefit can be achieved across the project. We are members of the UKGBC and below we showcase one of our active projects to emphasise our commitment to the sustainability agenda.

Circular Economy
100 Fetter Lane is the first scheme within the City of London to be designed as a storage bank where materials are held for future reuse, through making use of Materials Passports. Material passporting will include the following four key types of materials: In-situ reinforced concrete, precast reinforce concrete, structural steel and raised access floor.
Biodiversity
100 Fetter Lane delivers c.8,750 square feet of outdoor space over 6 terraces and a ground floor pocket park. There is an additional c.4,600sqft of outdoor space situated at the adjacent St Dunstan’s Gardens, giving occupiers access to over 13,300 square feet of outdoor space. The outdoor space will include a vast range of habitat types, providing a variety of opportunities for local fauna.
Water Resources
To minimise the impact of the landscaping on water resources, the design couples full ‘greenfield’ run-off attenuation, via a blue roof and c.130m3 of basement storage, with the latest smart tank technology which recycles rain water and grey water from the building’s showers. Recovered water will then be used to feed both the ‘low flow’ WC cisterns and irrigation.
Low Carbon Transport
The car free scheme benefits from excellent transport links including the nearby Chancery Lane station, Farringdon Station and City Thameslink. The scheme delivers 234 Cycle spaces, 22 showers and 220 lockers situated at Ground and Mezzanine levels. The cycle storage includes glazing to allow visibility into the space to promote active use by occupants.
Energy
Utilising a mixed-mode cooling strategy with openable windows, in conjunction with an underfloor air-based heating and cooling system, our MEP design was carefully aligned with the high-performance glazed façade to deliver the optimal solution for lighting and thermal comfort, resulting in a 100% Electric fossil fuel-free development.
Wellbeing
The building has been designed with the occupant user comfort at the focal point. Exposed concrete soffits and automated openable windows allows the scheme to introduce a passive cooling-system ‘night purge’, which allows the building to naturally cool itself in the evening and reduce reliance on automated air conditioning systems.
Smart Technology
The building services plant and equipment is controlled and monitored by a Building Management System (BMS), which can be linked to the Smart Building Infrastructure. Sub-metering on floor-by-floor basis, with all meters connected to the Building Management System.
