Following the successful completion of 10 New Burlington Street, which sits opposite 1 New Burilngton Place, this AHMM designed scheme completed a comprehensive redevelopment programme of part of Regent Street on behalf of The Crown Estate and Norges Bank Investment Management (NBIM).
The 110,000 sqft office and retail development, built speculatively, was completed in March 2015 and 80% let 3 months later.
The site originally comprised some 12 individual buildings which were outdated and inefficient, which were brought together and turned into one modern new building. The building comprises 32,000 sqft of new flagship retail space over 3 floors along with 80,000 sqft of new grade A office space. The scheme also includes the regeneration of two listed buildings on New Burlington Street; one developed as a town house and the other cleverly integrated into the retail offer, ultimately let as a flagship unit to Ralph Lauren.
Working within the tight constraints of this central location along with the retention of a substantial facade along Regent Street plus the complete refurbishment of two listed buildings made this a very challenging but ultimately rewarding project.
Throughout the project we managed all aspects of the development process, regularly reporting to The Crown Estate and NBIM to agree the strategy in respect of leasing and maximization of value.
